Wisma Atria : A Pioneer in Singapore's Retail Landscape

Wisma Atria is predominantly owned by Starhill Global Real Estate Investment Trust (SGREIT), which controls the majority of the property’s total strata share value, while the remaining stake is held by Isetan Singapore prior to the recent divestment.

Based on SGREIT's 2H and FY2024/25 financial results released on 29th July, a total of 13 strata units in Wisma Atria were divested during the financial year (1st July 2024 to 30th June 2025), in line with the group’s strategy of rejuvenating its portfolio through selective divestments. 

SGREIT’s strata title interest in Wisma Atria stood at 68.81% as of 30th June 2025, following these transactions.

Within the financial year, YTL Starhill Global, the manager of SGREIT, announced on 28th October 2024 the divestment of level 12 of the Wisma Atria office tower to an unrelated third party for S$16.1 million, approximately S$2,100 psf based on 7,653 sqft of NLA, reflected a 22.2% premium over its most recent valuation of S$1,719 psf of NLA.

Between October 2024 and June 2025, only six caveats were lodged for units on Levels 15, 19 (two units), 20, 21 and 22, with a total strata area of 9,246 sqft, transacted at a combined value of S$21.4 million.

The most recent four caveats, comprising three adjoining units on level 17 lodged on 16th September and another unit on level 20 lodged on 27th August, should fall within this new financial year.

SGREIT’s 68.81% interest in Wisma Atria currently represents a total NLA of 206,755 sqft, comprising 126,412 sqft of retail space and 80,343 sqft of office space, which is expected to further reduce slightly by the end of the current financial year.

With an estimated lease balance of 36 years, it remains to be seen what the asset owner’s next move will be.
